Homeowner Guides

Welcome to the world of homeownership!

Finally moving into your new home is a major milestone in life and one that helps lay the foundation for your future. However, owning a home is a big responsibility requiring regular care, maintenance, and upkeep. This doesn’t have to be a daunting task as with a little planning and regular care, you can keep your home functional and in top shape for years to come. We have assembled this comprehensive guide to cover everything a homeowner should know including routine maintenance, cleaning, long term upkeep, seasonal care, and energy efficiency.

Routine Maintenance Habits

Even the newest builds require regular ongoing care. Routine maintenance is about more than just tidying for the sake of tidying, it’s about preventing small problems now before they become costly repairs later. Some areas of your home will require more care than others which is why it’s handy to plan a schedule of what you should work on and when, to make sure nothing is missed.

Some Examples of Monthly Tasks:
  • Check/Change HVAC Filters: Dirty HVAC filters can make your system work overtime by restricting airflow. This in turn increases wear and overall energy costs. Filters should be replaced once a month for maximum effectiveness.
  • Inspect For Leaks: Anywhere water is present in your home such as bathrooms or kitchens need to be regularly inspected for any leaks or damage. Even a slow, small drip can lead to water damage and mold growth. The longer this is allowed to go on for the higher your repair costs and more severe your damages will become.
  • Inspect Smoke/Carbon Monoxide Detectors: One of the most important safety features in any home are the smoke and carbon monoxide detectors. Simply pressing the test button on the alarm once a month will help to ensure they’re both in working order.
  • Run Water In Seldom Used Areas: Certain areas in the home may be used less than others such as a guest bathroom or utility room sink. To prevent plumbing traps from drying out and releasing sewer gasses, try occasionally running water a couple times a month.
  • Caulking: Check around tubs, showers and sinks for any cracks or peeling in the caulking. Re-caulk as needed to prevent moisture seepage and damage.
Some Examples of Quarterly Tasks:
  • Vents: Inspect vents especially in the kitchen and bathrooms each season. Remove any dust or grease buildup to improve air circulation and prevent fire hazards.
  • Doors and Windows: Check weatherstripping and seals and replace any required to improve energy efficiency.
  • Lubricate Hinges/Locks: Lubricate any hinges or locks using a silicone spray or a light oil to prevent squeaks and rust. This is also helpful for dealing with any sticky locks around your property.
Some Examples of Annual Tasks:
  • HVAC Tune-Up: Schedule an HVAC tune-up to ensure systems continue to run smoothly.
  • Roof Inspection: An annual thorough inspection of your roof for any damaged shingles, missing sealant, or flashing can help to prevent leaks and damage.
  • Plumbing Inspection: Have your plumbing inspected by a professional for leaks, corrosion, or slow drains.

A simple and effective way to keep track of your maintenance duties is with a simple calendar to mark important reminders.

Cleaning & Care

Your new home features beautiful finishes, appliances, and all your belongings. Regular cleaning not only keeps your home looking as great as the day you bought it, but also extends the life of everything inside.

Floors
  • Hardwood: Ensure you sweep or vacuum regularly. We recommend using a hardwood floor cleaner. Avoid using water, mops or harsh cleaning products which can damage and warp the wood.
  • Tile and Grout: Use only pH-neutral cleaners. Re-seal grout lines annually to prevent stains and moisture penetration.
  • Carpets: Vacuum your carpets every week or so and consider scheduling a professional deep clean once or twice per year.
Surfaces
  • Cabinets: Clean with a mild soap and water solution. Avoid products with ammonia and excessive amounts of cleaner which can damage finishes.
  • Countertops: Ensure to use non abrasive cleaners that are suitable for your surface type. Wipe up any spills quickly and thoroughly to prevent staining.
  • Appliances:
    • Refrigerator: Remove and wipe down shelves and interior annually.
    • Dishwasher: Run a rinse cycle with a bit of vinegar to remove any buildup.
    • Oven: Many ovens feature a self cleaning feature that can be helpful for regular cleaning. Use a baking soda pasta solution to remove any stuck residue.
Bathroom
  • Mirrors/Glass: Wipe down any glass or mirrors regularly with a cleaning solution to prevent any streaks or water marks.
  • Toilet: For a deeper clean consider using a vinegar and baking soda mix in the bowl.
  • Shower/Bathtub/Sink: Clean shower heads and drains to remove and hard water buildup or grime. Use an old toothbrush with some baking soda and hydrogen peroxide to scrub grout lines and or clean any small and hard to reach areas.

Keep a running list of once a year deep cleans to make sure they’re taken care of. This can include tasks like washing curtains, wiping baseboards, or cleaning behind appliances. Spreading these deep cleaning tasks out over the year can help to make them more manageable.

Exterior Maintenance & Care

The exterior of your home is constantly exposed to the harsh elements. Regular upkeep prevents weather damage and keeps your curb appeal high. Summer is the perfect time to tackle these outdoor areas.

Some key areas to focus on are:

Roof and Gutters
  • Inspect your shingles for any missing or curling shingles and promptly make any necessary repairs.
  • Clean your gutters a couple times per year, especially after the fall season, to prevent water damage.
  • Extend downspouts at least 5-6 feet away from the foundation to ensure proper drainage.
Exterior Walls
  • Wash down your exteriors annually to remove any dirt, algae, or mold.
  • Inspect for any cracks, peeling paint, or loose panels and promptly make any necessary repairs.
Windows and Doors
  • Inspect seals around any exterior doors and windows to ensure they are still in good condition. Replace any seals as needed to prevent drafts.
  • Clean glass, frames, and screens a couple times per year to remove dirt and buildup.
Driveway and Walkways
  • Seal asphalt driveways every 2-3 years or so.
  • Remove any weeds that have grown through and seal any small cracks before winter to prevent larger damages from freezing and thawing.
Landscaping
  • Aim to keep trees trimmed back 3 feet or more from your house to prevent moisture buildup or pest problems.
  • Maintain proper grading around your home’s foundation to ensure water flows away from your home.
  • Fertilize or aerate your lawn seasonally for healthy growth.

Energy Efficiency Tips

Adopting simple energy efficient habits can help make your home more comfortable while saving you hundreds of dollars annually on your utility bill.

Some simple energy efficiency tips include:

  • Ceiling Fans: The use of ceiling fans in summer can help to efficiently cool your home as opposed to solely using air conditioning.
  • Unplugging Electronics/Appliances: When not in use or when leaving home for a few days, consider unplugging some less important appliances and electronics. These can draw power even when off.
  • Window Coverings: Closing blinds on hot summer days can help to reduce the amount of direct sunlight your home’s interior receives helping to reduce cooling costs.
  • HVAC Maintenance: It is imperative to clean filters, clear vents, and schedule professional servicing to prevent overuse.
  • Smart Thermostat: A smart thermostat learns your habits and adjusts your home’s heating and cooling automatically. These devices can often save you 10-20% annually on energy bills.

Safety & Security

Your home is your safe haven and your safety is just as important as your comfort.

Safety Essentials:
  • Keep a fire extinguisher on each floor (especially near the kitchen) in an easily accessible area.
  • Keep first aid supplies such as bandages, medications, and gauze handy.
  • Keep a couple flashlights in readily accessible locations.
  • Label your main water shutoff valve and breaker panel.
  • Store any important documents (warranties, mortgage, insurance, etc.) in a waterproof folder or digital backup.
Security Tips:
  • Install smart doorbells or security cameras.
  • Use motion sensing exterior lights.
  • Getting to know your neighbours enhances the overall safety of the community.
Emergency Prep:
  • Have an emergency escape plan and discuss exit routes from each room with your family members.
  • Keep a supply of bottled water, canned foods, and extra batteries for power outages and emergencies.

Seasonal Homeowner Checklist

Staying ahead of the changes in season can help you prevent sudden and costly repairs.

Spring
  • Inspect your roof, siding and foundation for leaks or damage from winter.
  • Clean windows, screens, and vents.
  • Service your air conditioning system before summer arrives.
Summer
  • Trim away any trees or brush from the side of the home. Aim to trim trees back 3 feet or more to prevent pest issues.
  • Inspect decks, fences, and other wooden structures of wear or rot.
  • Test outdoor faucets and irrigation systems.
  • Check caulking around windows and doors for any cracking or damage and reapply as needed.
Fall
  • Clean debris such as leaves or twigs from gutters and downspouts.
  • Completely drain any garden hoses and shut off outdoor water valves.
  • Service your furnace and replace any filters as needed.
  • Check insulation and weatherstripping before the cold winter hits.
Winter
  • Keep your walkways clear of snow and ice. Use safety salt if necessary to prevent ice buildup on high traffic areas.
  • Monitor for any drafts particularly near windows or doors and promptly repair.
  • Check for any signs or frost or leaks especially in attic and basement spaces.
  • Run ceiling fans in reverse to help circulate warm air.

Helpful Long Term Tips

A few simple tips can make your homeownership journey easier and more rewarding. Some other useful tips include:

  • Keep a homeowner journal with maintenance records, paint colours, appliance manuals, warranty information, etc. This makes it easier to do future upkeep when you have a reference to use.
  • Budget for annual maintenance and repairs. A good rule of thumb is to expect about 1-2% or four home’s value each year.
  • Schedule a professional home inspection every 5-7 years or so to catch hidden issues early before they become worse.
  • Build relationships with local tradespeople such as plumbers, electricians, HVAC technicians etc. before you need them.
  • Familiarize yourself with your Tarion warranty.

Moving Tips

After all the searching and stress you’ve finally found your dream home! This is the start of a new chapter in your life in a living space that’s all yours.

Before settling in there is the final big task of moving your belongings into your new space. Packing, organizing, hiring moving trucks, and getting everything just the way you want takes time and patience. The good news is that with a little bit of planning and a few smart strategies, your move can be smooth and stress free.

Start Planning Early

One of the most common moving mistakes people make is leaving things to the last minute which can needlessly increase stress. A move is a major undertaking which requires a well thought out plan. Ideally, you want to start preparing about six to eight weeks before your move-in date so you have plenty of time to declutter, organize, and coordinate logistics such as hiring movers or organizing trailers/trucks.

Establish a moving timeline with goals of when you would like to have certain steps accomplished by. An example of a moving timeline could be as simple as:

  • 8 Weeks Out: Focus on researching and booking movers as well as coordinating truck rentals. This is also a great time to begin to gather boxes and packing supplies to ensure you have enough.
  • 6 Weeks Out: Start decluttering your home by selling or donating any items you no longer need. This will make things less daunting once you’re able to narrow down the essentials.
  • 4 Weeks Out: This is a great time to begin packing any non essentials as well as labeling boxes. This is an ideal time to tackle things like extra dishes, extra clothing, books or anything else you won’t be needing before you move out.
  • 2 Weeks Out: Notify any service provides and update your address. Make sure to change over any billing, mail, etc. to your new address. Confirm your move-in date with Tamarack and any additional closing details.
  • 1 Week Out: Begin packing the rest of your items and essentials. Give your home one final clean and sweep and confirm any moving day arrangements.

Make Sure To Update Any Important Account Information

Before moving day make a list of all the services and institutions that require an updated address.

Important Steps To Take:

  • Transfer Utilities: Contact electricity, gas, and water providers to schedule your disconnection and reconnection dates ahead of time.
  • Set Up Internet and Cable: Book your installation ahead of time as appointments often fill up quickly.
  • Change Your Address: Notify Canada Post, banks, insurance companies, credit card providers, etc. You can also update your driver’s license and health card info through ServiceOntario’s online system.
  • Update Online Accounts: Don’t forget about things such as streaming services, Amazon, and any other online subscriptions such as grocery deliveries.

Having utilities up and running and your address updated ahead of time helps to ensure a seamless transition when you move into your new home.

Prepare for Moving Day

Moving day can be long and hectic but proper preparation helps everything go smoothly.

A few days before the move you should:

  • Confirm Movers: Double check arrival time for movers and trucks, check truck sizes, and insurance details.
  • Clear Driveways and Entrances: Make sure movers have easy access to efficiently move items.
  • Pack Valuables Separately: Keep important documents, jewelry, and smaller electronics with you rather than in the back of a moving truck.
  • Final Meter Readings: Take a quick photograph of your utility meters in your old home for your records.

On moving day:

  • Have snacks as well as water or a cooler of drinks easily accessible.
  • Keep cleaning supplies handy for any list minute cleanups
  • Do a final walkthrough of your home to make sure you left nothing behind
  • Ensure you’re present during loading and unloading to answer any questions the movers may have.

If you’re moving into a Tamarack community, your site team or a Tamarack sales representative can confirm when keys will be ready as well as provide any other useful community specific info.

Unpacking and Settling In

Once you’ve arrived it’s time to start the process of unpacking and making yourself feel at home. Prioritize key spaces in your home such as:

  • Bedrooms: Set up bedrooms to ensure you have a comfortable space to sleep after a long day of moving.
  • Bathroom: Unpack and toiletries, towels, and shower essentials.
  • Kitchen: Set up basic cookware and appliances so you can prepare some meals.
  • Living Areas: Position furniture and unpack any entertainment or comfort items.

Take your time organizing and decorating your new home. One of the joys of home ownership is truly making the space yours.

Moving With Kids Or Pets

Moving isn’t only stressful for adults but for children and pets as well and a little extra planning can make a world of difference.

For Children:

  • Talk about the move with them and involve them in small tasks such as packing their toys and clothes.
  • Visit the neighbourhood beforehand if at all possible so they can get a feel for their new community. Allow them to help unpack their room first so they can get settled and decompress right away.

For Pets:

  • Keep pets in a quiet room or with a sitter while you set up to reduce their stress.
  • Update their ID tags and information with your new address.
  • Set up a familiar bed, toys and the food area in your home as soon as possible to allow them to start settling in.

Pre-Approval

The purchase of a new home is a milestone moment in any person’s life, one filled with excitement, possibility and plenty of decisions.

Before you begin to explore floorplans or visiting model homes, there’s one crucial step that will set the tone for the entire buying experience and that is getting pre-approved for a mortgage.

A pre-approval for a mortgage provides a realistic picture of what you can afford and helps you to shop for a home with confidence. Here’s a look at everything you should know before, during, and after your mortgage experience.

What Does Mortgage Pre-Approval Mean?

A mortgage pre-approval is a lender’s conditional commitment to provide you with a specified amount based on an in-depth review of your finances. Note this is not the same as a pre-qualification, which is a quicker estimate based on self-reported information.

During the pre approval process your lender will:

  • Review your income, employment history, and credit report.
  • Assess your debts and overall financial stability.
  • Provide a written statement that outlines the maximum loan amount, estimated interest rate, and term options.

Getting pre-approved allows you to:

  • Understand your true budget before you start shopping for your home
  • Save time by letting you focus only on homes within your price range.
  • Strengthen your position when making an offer.

Look at your pre-approval as your home buying foundation — this will be the starting point for every decision you make.

Familiarize Yourself With Your Credit Score

Your credit score is one of the most important factors in your mortgage approval. It represents your overall history of managing credit and debt, and lenders use it to determine both your eligibility and interest rate. In Canada your credit score will typically range from 300 to 900, with most lenders preferring a score of at least 680 for the best rates.

Gather Your Financial Documentation

When applying for pre approval, lenders will ask for documentation to verify your income, assets, and debts. Having these ready ahead of time can make the process much smoother and faster.

You’ll typically need:

  • Proof of income (these can include recent pay stubs, letter from employer, and T4 slips)
  • Tax returns or Notice of Assessment (especially if self-employed)
  • Bank statements showing available funds for down payment and closing costs.
  • Lists of all debts and liabilities such as car loans, student loans, and credit card balances.
  • Identification such as a drivers license or passport.

Having these documents ready in advance not only helps speed up your pre-approval but also gives you a clearer picture of your overall financial situation.

What Is Affordable?

Your lender may pre-approve you for a certain amount but that doesn’t necessarily mean it’s the right number to fit your lifestyle.

Some things to consider when deciding on a budget are:

  • Monthly living costs such as groceries, transportation, childcare, vehicle costs etc.
  • Future financial goals such as saving for retirement, travel, or education.
  • Homeownership costs such as property taxes, utilities, maintenance, and insurance.

Be Sure To Shop Around

Every lender is different and will each offer different rates and terms. Take the time to shop around and find the best available option before committing.

Tamarack Homes works with trusted lending partners familiar with new home construction financing, ensuring you receive expert guidance and competitive rates tailored to your situation.

Know How Long Your Pre-Approval Is Valid For

Most mortgage pre-approvals are valid for between 90 and 120 days depending on the lender. During this time your interest rate is typically locked in which protects you from rate increases while you search for your home.

If your pre-approval expires before you’re able to find a home, you’ll need to get pre-approved again. This often means updating your documents and allowing the lender to recheck your credit. Keeping your pre-approval current ensures you can move quickly when the right home becomes available offering a big advantage in competitive markets.

Partner With Professionals

Buying a home is a major investment and having the right team by your side makes all the difference. Work with experienced professionals who understand your goals and the nuances of new home construction.

A great team includes:

  • A mortgage specialist to help guide your financing options.
  • A real estate lawyer to review contracts and protect your interests.
  • A home builder you trust that is known for transparency, quality, and exceptional service.

Our team can also help you connect with mortgage experts who are well versed in the financing of new builds and can walk you through incentives available to qualified buyers.

Take The First Step Toward Home Ownership

Pre-approval is more than just a financial step, it’s your ticket to shop with confidence and clarity. It helps you understand your budget, simplifies your search, and helps position you as a strong buyer in today’s market.

At Tamarack Homes, we’re dedicated to helping every buyer feel informed and empowered from the very first step of their journey. First-Time Buyers

The time has come and you’re ready to start looking for your new home, but where do you start?

The homebuying process can seem daunting for anyone, especially first time buyers. This guide will act as a helpful tool for any first time buyers looking to get an overview of the entire process along with helpful tips and resources to make for a much smoother experience.

Understanding Your Needs

Everyone’s lifestyle is different therefore a home isn’t one size fits all. You need to take into consideration not only your current needs but also your needs 5-10 years down the road. Keep in mind your space needs as well as your preferred level of maintenance and upkeep you’d have to do. Consider what neighbourhood suits your lifestyle with factors such as proximity to transit, schools, restaurants, stores, etc. are all things to keep in mind when deciding on what to look for in your new home.

Where & When To Buy

Buying a home isn’t just about the house itself, it’s about the community where you’ll be living and when you’ll make the move. Location and purchase timing can have a huge impact on affordability and long term value.

Location

Picking the right location to fit your lifestyle can make a world of difference. Factoring in if your community has or is nearby to schools, recreation, stores and services can help make life easier now and into the future while also adding value and resale potential to your property. You will also want to keep in mind if your community has room to grow along with you. For example early buyers in a new Tamarack community may see a bit of construction around them at first but that means potential for home values to appreciate as the community fills out.

Timing

Knowing what you want in terms of pre-construction and move-in ready homes will help you iron out a rough timeline for home ownership.

  • New Construction: opportunity to customize your home. These however will come with a longer wait period before moving in, often 9-10 months as the home is built, including possible delays.
  • Under Construction: curated designs move in varies between 3-1 months.
  • Move In Ready: Curated design packages, Full finished home, move within 30 days.

Finances & Budgeting

What Can I Afford?

Getting your finances in order and having a plan for your budget is the most important step in ensuring your home buying process is as stress free as possible. Contact one of our preferred lenders.

Mortgage Pre-Approval

Maybe the most important step is to make sure you are pre-approved for a mortgage before you start searching for your new home. This will lock in your rate (most lenders will hold a rate for 90-130 days) meaning if rates rise you’ll be protected however if rates fall you may be able to readjust. This will save time and stress looking at homes that aren’t affordable in addition to strengthening your offer in the eyes of sellers and builders.

Lenders use a mix of criteria to decide how much they’ll lend such as:

  • Income & Employment Stability: A steady job or stream of income is imperative. Documents such as T4s, pay stubs, or notice of assessment are all valid proof of employment.
  • Debt: Current debts such as car, student, or personal loans impact your debt-to-income ratio.
  • Credit Score: Having a strong credit score is advantageous however lower scores don’t always disqualify you. In Canada, a score of 680+ is considered strong.
  • Savings & Assets: Some lenders may want to see a reserve fund to cover emergencies.
  • Debt Service Ratios:
    • Gross Debt Service (GDS): Housing costs (mortgage + property taxes + heat) shouldn’t exceed ~32–35% of gross income.
    • Total Debt Service (TDS): Housing + all other debts shouldn’t exceed ~40–44% of gross income.

Some common mistakes to avoid during the mortgage pre-approval process include:

  • Avoid Changing Jobs: Even if you have received pre-approval, a job change may affect final approval.
  • Avoid New Debt: Taking on large amounts of new debt such as a car loan or other large purchase can reduce your approved amount.
  • Pre Approval Doesn’t Mean Guaranteed Approval: Final approval will come after the lender reviews your chosen property, appraisal, and updated documents.
  • Shop Around: Mortgage rates and terms of lending vary between different banks, credit unions, and brokers. A slightly better rate can mean thousands saved over the life of your mortgage.

Helpful Tips & Reminders

  • Take Your Time: Buying your first home can be a stressful ordeal so don’t feel you need to rush. Always take time to pause and review to ensure you make a confident choice you’ll be happy with going forward.
  • Future Resale Potential: Proximity to shopping, schools, recreation, transit, etc. help a home’s value appreciate in the future. Community expansion and additions can also raise resale value.
  • Ask Questions: Whether it be your real estate agent or a member of Tamarack’s Sales team, don’t be afraid to ask questions. Clarification on materials, warranties, timelines, and more are all common questions and they’ll be happy to help!

Home Buying Guide

If you’re already a home owner, the process of buying your next one is a much different experience.

Whether your family is growing and you’re looking to upsize, downsizing to something more manageable, or are looking to purchase an investment property, your motivations, finances, and position in life have all likely changed since your first buying experience. This guide is designed to help you navigate some of the major steps of this transition with confidence and strategy.

What Is Your Goal?

The first step is to identify the motivations behind your change as this will help guide every other decision made during the process.

Upsizing

After a while some homeowners find that their life has simply outgrown their current home. Perhaps your family has expanded, you’d like an office or spare bedroom, or you’re simply just looking for something with a bigger yard for the kids and pets to play. Whatever the reason, your current home isn’t the spacious place it once was. Upsizing is about more than just finding a bigger space, it’s about finding a comfortable and functional home that meets your needs now and into the future.

When upsizing some key things to consider are:

  • How much space do you want and how much space do you need? Ensure you have the desired space for bedrooms, office space, spare rooms, living room etc.
  • Consider future life changes such as children being born and growing, elderly parents moving in, etc.
  • Consider your ideal yard size.
  • Are there nearby facilities such as schools, parks, supermarkets, etc. that may be more important to you now in your current stage of life?

Upsizing will help to give you some extra space to live and grow. It’s more than just simply buying a bigger home, it’s investing in a space that is better suited to your current needs and lifestyle.

Downsizing

At the other end of the spectrum there can come a time when your living space is just a little too spacious. Maybe your kids have grown up and moved out on their own, you’re looking for less stairs to climb as you get older, or you’d simply like a little less upkeep, downsizing might be the lifestyle change you’re looking for. It often means fewer things on your to-do list, lower bills, and more time to focus on what you love.

When downsizing some key things to consider are:

  • How much smaller are you looking for? What are your requirements for spaces such as bedrooms, bathrooms, etc.
  • For elderly buyers especially, pay attention to the amount of stairs both inside and out as well as things such as driveway and yard size to determine how much upkeep is required.
  • Proximity to amenities such as public transit, entertainment, etc.

Don’t look at downsizing as simply giving up space but as gaining efficiency, and flexibility while saving you money and making time for things you truly love in life.

Investing

For some buying a new home isn’t about moving in yourself at all, but is a strategic investment with a look toward the future. Real estate investment remains one of the most reliable investments for building long term wealth while offering lifestyle flexibility down the road.

Things to consider when buying an investment property include:

  • Buying in an area that is growing, allows for your property to appreciate in value.
  • Buying in an area near key amenities allows you to rent your property much easier.
  • Buying a home that could be a future home for your family or an option for retirement years.

Investing in real estate is one of the smartest investments you can make for long term value and peace of mind.

Once you understand your buying motivation everything else becomes much clearer from the community and location to the features and layout of your home.

Current Home Evaluation

Your current property is your greatest asset in this transitional process. Correctly understanding its value and your best options for selling or leveraging it can dramatically affect your buying power.

When it comes to your current property make sure you:

  • Receive a Professional Evaluation: An evaluation from a licensed Realtor can provide you with an accurate estimate of what your home could sell for in today’s market. This can differ based on factors such as nearby amenities, community growth, and current demand in your area.
  • Know Your Equity: Your equity is your home’s current market value minus any remaining balance you may have on your mortgage. This can be used to make a down payment or to pay off any debts before your next purchase.
  • Decide When To Sell: You can sell first to know exactly how much funds you’ll have available. You can also buy first to secure your next home however this may require a flexible closing or bridge financing.
  • Prepare for Market Timing: Depending on your region, certain times of year may yield better prices or quicker sales. Research and keep these factors in mind when making your decision.

Layout A Financial Strategy

Even an experienced homeowner can be taken off guard by how much the financial landscape and housing market has shifted since they made their previous purchase. Lending criteria, interest rates, and new products are constantly changing the way we buy homes and understanding your options earlier will help you to make more informed choices.

Familiarize yourself with:

Your Current Mortgage

If you currently have an existing mortgage it’s important to check whether it’s portable. This means you’re able to transfer your existing mortgage, including its rates and terms, from your current home to your new one. This can help save you thousands and preserve a favorable rate.

Bridge Financing

In the event your new home closes before your current one sells, bridge financing can help deal with this temporary gap. This short term loan helps homeowners by using the equity in the current home as collateral allowing them to secure their home even if closing dates don’t line up perfectly.

Investment Mortgages

For those looking to purchase a home as an investment, you should look into investment mortgages. These are a form of loan provided to real estate investors who want to acquire properties to rent out as opposed to living in themselves. These investment mortgages typically have higher down payments and interest rates to compensate for the increased risk to the lender.

Taxes and Capital Gains

For the majority of homeowners, selling your principal residence is tax-free in Canada. This however is different for investment properties and secondary homes which are subject to capital gains tax. Always consult with a financial advisor before finalizing any plans.

The Buying/Selling Balance

Timing can often be the trickiest part when it comes to buying your next home. You want to maximize your sale price while also securing your new property and the right moment. Some options buyers have include:

  • Selling First: This offers you financial certainty but may leave you in a crunch to find a new home quickly.
  • Buying First: This offers you more time to find your ideal home but may require bridge financing or controlling two properties temporarily.
  • Some buyers protect themselves by using “sale of home” conditions in their offers. This however can reduce your offers strength particularly in more competitive markets.
